Investment options

Interested investors can become part owners of future investments by contributing capital. Investors can choose between a loan argument or an equity stake.

Option 1 : Loan Agreement @ 12% per year for a 3-5 year term
Option 2 : Equity Stake, shares allocated based on capital contributed.

Assuming a R500k investment

Loan Agreement

R500k * 12% = R60 000 interest per annum R5 000 per month
The Loan term is 3-5 years, During this time, we will sectionalise the building into seperate title deeds and refinance through the bank. The building will be used as collateral for the loan capital.

Option 2 : Returns

Equity Stake

R500k = 23% of R2.15m total capital required 23% of R24 450 (cashflow) = R5 623.5 per month COC Return year 1 = 13.4% IRR = 18.2%
As an Equity partner, you particiapte in the profits and losses of the asset. The IRR shows the return of the asset over a 20 year period including escalations. You also share in the equity achieved when purchasing the asset at a discount.
